Just wondering the number of enquiries your solicitor made to your seller?
Mine has made over 30 which seems let's say extra thorough, and it's taking ages for the vendor to answer.

They're not meant to be challenging to answer, and in practice the answer for many is going to be "no" or "not applicable". Which of them are causing difficulty?0

Most of them are pretty standard. I think ours was 25-30 on both sale and purchase.0

The enquiries asked of me were mainly challenging to answer and some were petty and from years back, before we even bought our new build, one of only 5, the developer went bust shortly after we bought. I had 49 enquiries and even another after completion and moving. Some were down to a buyer who expected to be spoon fed, instead of doing her own research and form filling. She caused me a great deal of unecessary
stress. I was always 100% truthful, she was not, she was a supposedly cash buyer who was not and who needed a mortgage0 -

There can be lots of enquiries. There were probably around 30 enquiries on our son's purchase (leasehold flat), together with ones which were for example 17 (a) to (e). Don't forget buyers also like to add some enquiries of their own. Then if the enquiries are not satisfactorily answered (and many are not), then the enquiries will go back again for a second or third round. It is always best for sellers to be truthful with responses and not just answer No/Don't Know to something that clearly requires a more detailed response.0

I've no idea how many mine has made to our seller's but the seller's solicitor made a total of 6 to us.

On ours we had their solicitors asking for guarantees on the double glazing which is over 10 years old. We've already provided Fensa certs for the installation; the installers have gone out of business so any guarantee would be useless anyway.Make £2026 in 2026
