Thanks - goodness that was quick!

Thanks. I went with family solicitor as I've been unwell and just couldn't cope with it. To be fair he's been pretty quick and has all the 'stuff' ready to go now. Just thought someone may have a similar, recent experience.

Contract gives storm condition parameters which we believe we can fulfill; as to CP, it can be applied to the company's repudiation of the claim because of the ambiguous 'appears' statement. Sorry so brief - arthritic fingers.

Thanks for your input everyone. I do think we're getting the brush-off early on as it's a pretty big claim and we're not happy at the insurance companies brief dismissal. And the event was certainly sudden and during a named storm in a west coast location that was hit hard. The wall was in good condition prior, and we…

One off event will be argued, but it's the ambiguity 'appears' that bothers me - as if they're not absolutely sure.

I've been in a Tony Carvery just once in my life and noticed that nearly all the men were wearing football shirts. Not exactly annoying, but the chap a few tables away without a shirt at all sent me absolutely livid.

Just a thought, but make sure you can't hear the shop's refrigeration units in the flat; friends of ours have just rented a similar place and they are being driven nuts by the humming vibrations and random motors starting up.

We relocated here from the Cotswolds nearly 12 years ago and it's the best decision we ever made. Liveable house for under £100k is the easy bit, along with a gentler, slower pace of life, friendly people and a real sense of community.........but be aware of the job situation and silly things like the local shop running…

Awww.......someone reassure me that Aldi haven't stopped doing their lovely frozen duck legs in various sauces; my local store hasn't had them for a month or more :(
-
All my tableware is antique or at least very old simply because of the beauty and quality of it..........and picked up for tiny amounts at auctions and charity shops. New 'anything' is generally of poorer workmanship than of old; they really don't make 'em like they used to, and that includes furniture, clothes, leather…

I personally loathe open plan. Doors were invented for a reason. :-)

I've done it.........I was hitting the wrong buttons on tablet :(

I'm going to have another shot at it then - there's something I need to snipe later. Wish me luck I'm a luddite!

Not trying to insult a local attraction, but Oakwood is probably a lot smaller than you'd expect. Largest supermarkets are in Haverfordwest - Aldi, Morrisons, Tesco to name but three - but do try some of our smaller shops; great produce and character. :)

By the way, I think the 'OP's house' is rather cute too! :)

That's soft fruit for you - whoever saw a picked strawberry that was fit to eat after 3 days?

Has it been pruned hard or actually killed? I'd check the law on TPOs.....

Only the other night DH wondered aloud why so many modern sofas look like someone's blown them up with a bicycle pump. He's got a point - is it trendy/fashionable/accidental, what......?

When we bought this house as a virtual shell all we were concerned about was fixing the roof to make it weather-proof; and then promptly moved in. We managed to get the mortgage only because it did have a kitchen (sink unit, one wall cupboard and a cooker point) and two bathrooms that 'functioned' - what else do you need…

Sadly, just because it's 'designer' and expensive doesn't mean it's either silver or well made - probably quite the reverse.
