Thanks for all your help but I have come up with the perfect solution. I'm going to work from home but do it all online and over the phone so it's easier for myself and clients. They can't stop me answering my phone!

Wouldn't that apply to any property though? Surely nobody would ever get planning permission based on the fact the next owner could radically change the business use?

That's great - thanks! Those inserts are exactly what fell out and I found some on ebay by searching for "M5 threaded insert plastic" that should fit back in the hole. I hope this thread helps someone else in the future :j

I am trying to get the metal thread bit back. I had put some glue inside the hole and was attempting to stick it back in when it fell and I'm not sure if it's magnetic so I will try a paperclip.
