First Time Buyer Help !

Hi i am a first time buyer and could do with some help/advice.
Me and my partner are looking to purchase a house for 49,000 but it needs a lot of work doing to it ie. central heating, damp proofing, double glazing. So we were looking to take out an extra 10,000 - 15,000 on the mortgage but we were told we couldn't do this. We were advised to take out a personal loan to pay for all the work that needed doing. The loan he advised us on was an 8 year loan so it has put a lot on to our monthly payments and want to try something else if we can.
Does anyone have any other ideas we could do this ?
