Canal Boat Loan - first steps

Hi All,

I'm planning on buying a canal boat next year (as a residential home). Although won't apply for anything yet I need to find out what are my options regarding getting a loan or mortgage.(I'm aware of Barclays Marine)
Here's a few things you also need to know:
I'm 40
I have a low credit rating
I have a credit card
I have No CCJ's
I'm fully employed (1 full time job + 1 part time job)
I Will have 20% deposit
I Need to borrow about £33,000.00

So far that's roughly the situation.

Has anybody been in a similar situation?
Can anybody advise me? Put me in the right direction?
