Dont forget lenders want 25% deposit on newbuilds, except i think Bank of Scotland who will take 10%, but the rate are high.0

Ask for 20% discount to start with. If they dont agree to the 10% after haggling then walk away.
Go back in a weeks time and place the offer back on the table.
Repeat until they accept. Which they will*.

hi guys thanks for the posts.
just back from viewing the flat & i love it, but of course i didnt let this be known at the time as the property is nearing completion i have been advised that the kitchen units are in place but i aint too keen on them so they are going to speak to the site agent on monday & check if these can be changed (progress already,woo hoo). also the sales agent was asking what budget we had and we just advised that we are just really trying to get the best deal especially with the market being slow & she advised that yeah the sales are really slow at the moment therefore not to worry about the asking price first off but to talk to them as its a buyers market, bet the builders would love her sales speech!!
i am awaiting their phone call on monday regarding the kitchen units & then we will proceed from their, keep you guys posted & thanks very much for all the input.0 -

hey guys just to keep you updated, got a call back from sales agents today to say that kitchen cannot be canged however there is another flat in the block where the kitchen has not been selected thereore i can pick however this is situated on the oposite side from where i was hoping for s i have advised that i'm not too keen but with bear it in mind. also contacted thire head office as getting tld that phase 2 might not be on hold after all & if this is the case then i will just hang on for one of these properties this way i get to choose location as well as kitchen and in the meantime they may drop the prices.
I'll keep trying no harm in it.0 -
hi there just a little update, went to see location of other flat whereby we can choose kitchen however not impressed therefore am settling on initial flat & looking to see what can be done, just as i am writing this have received a call from the sales agent to see if i know what flat i am looking at & i advised the original choice not interested in the alternatives due to which i as advised that if i am interested & its the kitchen which is the stumbling block then they will see what they can do.
hav been asked to go back into their offices to talk things through more, have not as yet mentioned anything about the price or shared equity as i want to know how much they will bend on the kitchen 1st,
do you think i should do this or mention it earlier?

You've shown you are interested, let them work for the sale. Let them make the first move about discussing prices, if you go dashing in appearing too keen they will push you hard for a higher price. yeah that sounds good, i have advised them that i am going to see a few other places as i want to make sure with the market that i get the right place for the right price. they asked me whether i have mortgage etc in place & i advised that i do have this as i was looking to purchase another flat but pulled out due to price therefore this is on hold until i find new place. but i have not commited myself to any figures.

I got 20k off 180k for a 3 bed semi on Monday, with dish washer, carpets, grass (in a good sized garden) - it's less than the other 3 bed semi's were going for in the area, and it was bigger than some we looked at.
I called near the end of the day to put my final offer in and it's also getting near the end of the month, you might find they will drop more just to get another sell in the month.0
