ok, it's an auction guide price, but properties in this block have been struggling to hit 60k at auction and failing to sell.

interestingly, despite there being an absolute forest of 'for sale/to let' signs outside this block. No non distressed sales have taken place since march 07.

    That area was dog rough when I lived in Nottingham, can't imagine it's much better now.

    Several similarly dire flats not selling where I am too.

    hmm the area,

    let's just say it would suit fans of The Wire.


    but this is indicative of the new build problem in general

    shiny new builds in grotty horrible areas. Bought by out of town buy to letters who do not know the area, and then wonder why they can't get premium rents from the locals who do know the area.

    notice 6 months ago an apartment in the same block had a guide/reserve price of 70k

    and now they are down to 50k.


    even Dante is having trouble offloading his BTL's in this block

    I had a look at the BM auction today. IMHO the prices being offered (which were significantly less than the guide prices in most cases) for houses were around the level where BTL could be viable. However all bets are off on the new build flats.
    In case you hadn't already worked it out - the entire global financial system is predicated on the assumption that you're an idiot:cool:

    As I understand it, that isn't necessarily a real bid. It may well be a 'bid' from the auctioneers and thus rejected.
