2nd mortgage

I have recently separated from my wife whom i currenlty have a joint mortgage with. I am happy with the way things are with regards the mortgage in that we are paying half each and it is not that high.

What I am hoping to do while we are taking a break is to purchase another smaller property to live in rather than move in with family or rent.

Are there any problems in getting a 2nd mortgage to purchase another home or do i have to prove that we have separated?

Ideally if things work out and we get back together then i would hope to use this property to rent out.

Does anyone have advice on this topic?

    As long as your income can support both mortgages you should be OK.
