Advice for landlord trying to help tenant

as someone whos had bad landlords over and over again (i sure know how to pick em!) i would say that your worries about your tenant are commendable, and you obviously care about her and her childs situation
you say that you dont want to talk to her face to face but often i find that thats the best way to deal with things- other wise things are much more likely to get misunderstood.
perhaps if you phoned her to say you need to have a chat with her about things, and then casually add on the end 'oh by the way, theres no need to hide the dog'- that way she doesnt have all the hassle of hiding a pet, and you let her know youre not that stupid!
hope this helps? i know people on here are pushing for you to be less personal, but im sure a lot of us have been in a situation where we've struggled with rent and perhaps she deserves a chance to explain her situation properly?

I think I've reached the end of the road with this one.
Tenant told me the rent due has been paid. Unfortunately, a whole week later it hasn't reached my account.
I know banks can make mistakes, but I think this would be too much of a coincidence.
Tomorrow I ask for proof that money has been paid. If that doesn't arrive then I'm giving 2 months notice (before the next rent day) and thats it.
Hopefully next time I will get a tenant who is a bit more honourable.0 -
Oh dear, it does sound like things have come to a head. Have you told her that the constant late payments are causing problems? Maybe once she realises her home is at risk, she'll sort it out. Although you'd have to be a bit dim if you think that constant late payments aren't going to upset the landlord.
I hope you get it resolved - I think you've done your best to help her out, but she's obviously in trouble and isn't confident enough to talk to you about it.
Our last landlord was a b*stard! When OH lost his job we struggled a bit, and our landlord was a complete t*sser about it. I might have been late on occassions, but the rent was 100% paid when I said it would be. He's managed to keep some of our despost as he claims it wasn't paid, and although we proved it wasn't we're still having to take legal action to get the rest back. This is the rent for a house that Environmental Dept agreed was infested with black mould!This year I'm getting organised once and for all, and going to buy a house with my wonderful other half. And that' s final!
