im planning to wait for their call, i'll leave them alone now and try and act as if im not too fussed about the whole thing.
It will kill me to wait, but i know i'll start to look desperate very soon.

I know that other people have said this before but I just want to reiterate that you shouldn't rush them and that you are in the strong position. Just wait and stand firm! To me it sounds like they are trying to scare you into accepting their bottom line when in fcat they could easily afford to accept less than the £171k! Lets be honest building these houses do not cost anywhere near that level and their profit margins are still excellent even at that level.
You have to try and be a bit dispassionate about this. Have you really looked at every possible new build house in the area? Are you sure that this is definitely the best one for you and you couldn't walk away to a better one?
My advice would be to hold out to get the Carpets and the £171k (maximum) price, whilst also looking around for another option. I would be shocked if they would honestly let a sale go for such a small drop for them.

aw, it's all consuming isn't it? Your offer sounds very good Wrightstar, I do hope everything works out for you. If there's one thing you can rest assured about, it's that you hold the cards in this transaction. Careys won't want to let any potential buyers go if they can help it. They know that selling you your house now, even at a greatly reduced price is potentially more valuable to them than not selling it for another 6 months/year and not making as much. Bide your time, let them come to you - play hard ball and be confident about it! Good luck x0

Wow thanks guys, Ive had so much fantastic advise from people on this site.
So glad I found it.
Careys called today to say they will except the offer of £171k but without carpets.
I said Id have to think about it as we will not move into a new place that isnt comfortable to live on straight away.
I said id have to discuss it with my other half but doubt he'll go ahead without carpets. Neither will I anyway!!
I was then advised that they could give us £500 off the price of their own carpets fitters. And then told me you wont get it cheaper for 80/20 wool. Ooohh wow, not impressed at all.
I argued that we would need to get comparitive qoutes firstly to ensure we were getting a good deal, although I know we wont buy without carpets.
They went on to say how great their carpets were and that we had already recieved a great discount on the house.
I then reminded her of the david wilson bigger house for sale that were offering us a £215k house for £180k with 5% deposit paid and carpets.
I was then told that the big boss would tell me where to go basically.
I qoute "I know what the boss will say, If she wants carpets tell her to go to David Wilson homes and forget it".
I couldnt believe it!!!!
We dont actually want the other home even with the incentives and discount, we dont like it at all.
They asked me to consider the £500 off carpets offer and get back to them
I didnt call back and wont now until they contact me.
The only thing is, do I risk saying thanks for the offer but no thanks and threaten to pull out in hope that they change their minds or ask them to compromise and give us carpets in the 3 bedrooms, 2 bathrooms, en-suite and lounge (we dont want carpets through the hallways or on the stairs) or just ask them to take a further £500 off the purchase price??????????
I really dont want to p@@@ them off or lose out on what I think we are actually entitled to as other builders are offering it.
Arghhh bloody house buying is driving me insane, its one fight after the other and this is only the beginning i bet!!!!!0 -
I don't believe their big boss will lose such an opportunity in such a dire market purely for carpets.
Personally I would start by giving myself a three day deadline. If they don't call me in three days I would think about calling them - only think, mind you, not necessarily ring them. Wait for them to call you.....I doubt they have much work on at the moment!
After all this, the survey will probably come back undervalue LOL!0 -

It's important to remember that although we can give you advice, you are the one who has to make the decision. By that I mean even if you accept their "no carpets" deal and you are OK with that it doesn't matter what "we" think. You have to live with your decision, we don't! If you really, really want this place, think about what you are willing to accept from them - don't worry about what people here might say if you accept their latest deal.
If you can look at yourself in the mirror after all of this, that's the most important thing.

Have you looked around at all of the other new developments in the area? Are there definitely no others that you would like? I would say that you should have a good look around as you are in an unusually good position to buy and a lot of developers would bite your hand off in the current market. If you have a look and see what deals you can get (not just the David Wilson one) then it might put things into perspective.
As for the Carpets I would be shocked if 'the big boss' would honestly risk losing a sale for the costs of carpets which they get cheaply anyway. It is more likely that the actual salesperson does not want to give you them as it would bit into their meagre commission.

Careys came back today and offered the carpets.
Yippie, I played hard, they played hard but we both win in the end.
We have looked at other places since sept last year.
We've seen so many but this is the only one we fell in love with, buying your 1st home is very emotional and only this house had an effect on us as soon as we set eyes on it.
Im sure there are many other great or better deals out there but this is the one we really want. The best school in the city is 2 mins from my house, the transport is great and my fella can commute to work easily.
Im so happy to have got it all sorted now, just cant ait to exchange and move in.
Wow i cant wait to start furniture shopping.

I've been reading the Fool boards for over 5 years now and I can tell you they know their stuff. They predicted what happened in the US and the credit crunch well before it happened.
I wish you the best of luck in whatever you decide, but I feel obligated to tell you that I think you are making a HUGE mistake that will haunt you for decades.0
