Mortgage advice please!....and a rant.

Hi all,
This is going to be a long one - so apologies in advance!
We are buying a house with a 100% mortgage. We have done our sums and we will be slightly better off than now.
Anyway we found a house and had a mortgage in principle agreed with Yorkshire building society.
The estate agent thought it might be helpful to speak to their FA. As we also have a £7000 loan he thought Northern Rock would be better for us. So we combined the two together and at the time I asked how it works with the unsecured amount. He said we could keep that part with Northern Rock or move it with no penalties etc and at the same rate.
We recieved a formal mortgage offer yesterday and after reading it I discovered that if we move that unsecured amount in 2yrs we will pay a penalty. If we decide to keep it with them but move it to a better product they add another 5% to the variable rate! If we just keep the unsecured amount with them they add 5% to the variable rate. Total rate being over 11.29 at the moment.
Anyway we have decided that we reallyare not happy with this and are switching back to the Yorkshire and paying our loan off over a longer period instead.
We phoned the estate agent to tell them there would be a delay and the financial advisor phoned me and told me that I was wrong. I explained that I had phoned Northern Rock twice to clarify. I also read out the imformation to him. He said he had no idea about that and that it must be new to discourage people from moving their mortgage but keeping the loan with Northern Rock. The Yorkshire have been very helpful and are going to push this through as fast as possible as we are in danger of losing this house. They will use our survey and the maxium charge may be £130 to have it transcripted.
Has anyone been in this situation and how long did it take. The vendors have not even told yet and wanted to exchange and complete by this Friday. I know that will not happen.
