Smallholding Mortgage

I would like to pose the question whether a mortgage can be raised against the value of my smallholding in the UK for a 1/3 of its value, as I wish to rent it out and emigrate to Australia in the near future. I don't currently have a morgage on the property.
Would appreciate any comments anyone would have.
