Remortgage for Extension

Hi all,
I might be getting ahead of myself here but were looking at getting an extension next year. Plans have just been finished and we are getting planning permission as i speak. Our house (2 Bed bungalow) is worth about 150K, our mortgage is 61K (capped traka 18years left 412 pounda month)
The deal ends in april and we are looking at borrowing an extra 35K for all the work needed. What would be the best way to get the extra money. Thanks for the advice and let me know if you need any more info.
