Forget 7.8% YOY, look at todays Halifax figures, down 6.4% in 3 months!. At this rate we'll be down 25% from the peak by the end of this year.I am a Mortgage Adviser

There are some houses selling, yes, there always will be. These sales give us the data for the graphs above.
However:
There has been a significant drop in the amount of sales. Similarly, average sale prices have dropped from vastly overinflated to just overinflated, I expect they will continue dropping down for the next few years i.e. a crash or correction or Dave or whatever.
Are you arguing the terminology here?
You agree that the amount of sales are down, and that the prices achieved are down... Right?
