    What a confusing situation! Maybe it would be best not to buy at the moment until you and your husband decide to get back together? You may end up buying a small house/flat for the sake of it, only to end up getting back together in a few months. Good luck!

    Thanks again guys. I will certainly look into what the Abbey could do.

    I have signed to rent this place for 6 months and hopefully by the end of that - Oct 08, I will have a better idea if my husband and I can work things out.

    With regards to buying a little house just for me and my son, I wouldn't want to do that unless I was sure we won't get back together. However, if mums house does sell, I would be tempted to try to find something we could afford between us with the potential for my husband to move with us if we sort things out. I would want a minimum amount of space in this situation regardless as it would be a long term plan to care for my mum and it would need the potential for a partner and possibly other children. Who knows what could happen in the future!

    I will go back and try the online calculators with the tax credits, child benefit wages and not maintenance as that isn't guaranteed which will give me more idea. I will also think about having a chat with the nationwide and/or the abbey. Although I am not ready to make any decisions, I do want to know where I stand IYKWIM.
