Britannia remortgage - is this right?

I have recently gone for a remortgage with Britannia which offered
free conveyancing (excluding disbursements).

the bill from britannia has come back with £16 for disbursements (split between indemnity fee, land registry view and A94B94 search), but the conveyancers have added £70 for a Land Registry fee (registration).

Can anyone tell me what this is for and whether is should be paid under the condition of "free conveyancing (excluding disbursements)"?

P.S I am asking becuase I'm nt an expert and don't know whether this is a disbursement or not.

  • The conveyancing referred to is the actual work carried out.

    Disbursements are costs incurred by the conveyor, which are passed on to you.

    It is correct that with free conveyancing you are still responsible for paying disbursements.

    HM Land Registry is a central government department, where the title deed to your property, along with any mortgage interest, are registered. There is a fee for this, which is indeed a disbursement.

    Britannia appears to be acting correctly.

    Most lenders who offer "free remtg legal work" include these items as free - but Brit BS don't - and they seem to make this fairly clear

    You will need to provide some more details.

    Can you take extra on your existing mortgage (rather than re-mortgaging)?

    What is you existing deal? Is it a decent deal? Of so it may be cheaper to increase the mortgage rather than re-mortgage.

    Do you have enough income and equity to support the new mortgage?
