are estate agents obliged to pass on offers and does this sound unreasonable?

On paper we can go quite a bit higher but want to keep it so we can actually have a life, and like you say if we lose this house it is not the end of the world. We like it and can do a lot with it but are not prepared to go above what we can comfortably afford.0 -

The sooner the agents get tough with these idiots the better.
If people want, or need, to sell they will need to drop the price well below any average falls indicated by the Nationwide or anyone else, be that 4.4%, 7% or whatever, to get a buyer.
If they aren't prepared to accept the reality then they should stop advertising.

I pretty much agree with you, these things take time due to human nature. Currently sellers are bombarde with information, on the one side is the "crash predictors" getting excited, on the other those who want to limit the damage by talking up anything positive they can find. The human nature element, if we are as I believe on the start of an overdue correction, is denial, then will come realization, and if things get really bad, god forbid, panic.Hope for the best.....Plan for the worst!

I would view again and, while in the EAs office arranging it, be seen carrying paperwork on other properties from his competitors just down the road. Add a few ticks to the front sheets of the properties just for good measure.0

None of us 'know' what is going to happen (except for the likes of broderick and pickles apparently).
It is a bit of a stalemate with sellers not wanting to reduce and buyers wanting to get something at the best possible price to protect themselves against further falls.
That's why the seller's idea of a decent reduction is so far out compared with the buyers. One is at 4% or so, the other at 20%, but sadly for the sellers the boot is on the foot of the buyers for now.
Personally I will carry on making low offers. Eventually someone will take it. Meanwhile my money is earning interest.
If I'd listened to the advice from certain people on here last year about not offering less than 5% under asking price so as 'not to offend the seller' I'd be at least £50000 worse off compared with now.0 -

You went round the properties knowing what thay are on the market for.

In my area houses have dropped quite a lot recently. One property I've been looking at has dropped 10%, another has dropped 18%. Neither has sold and have been on at the reduced prices for a couple of months now.
If I wanted the one particular house I am confident I could get it for around 22% less than the original asking price. Which I didn't think was particularly overpriced when I orignally saw it. In fact if I thought for a minute we could get anything near a decent price for this house I'd be making an offer.
If the house is worth more it will sell at the higher price. However if you're willing to pay up to 135 for it there's not much point in not upping your offer.0 -
