HSBC mortgage - only a month for the offer to stand - runs out in a week, what to do?

Hi,
We have a mortgage arranged with HSBC on very good terms (well compared to the current deals - 5.73% with no fees). However the offer came last month (before the survey and valuation in fact) and says the offer is until the 8th of June.
Although we are going ahead with the purchase (please NO comments on whether we should or not) - we're waiting for the vendor to do some repairs before we exchange - which will takes us past that date by about 2 weeks.

Has anyone experienced this before - will they extend the offer or do I need to complete or exchange earlier? We might be able to get him to give us the money for the repairs, but we had agreed that before then he said he'd get the builders in himself (and get guarantees for the work).

Does anyone have any advice - I can't get hold of our mortgage manager.

    You should be able to get the offer extended.

    Check the offer document and T&C's again.

    If it's the same as mine from HSBC you have one month to accept the offer. Once you have accepted the offer, you have 6 months (from the dates the funds were booked - i.e. you paid the booking fee) to drawdown the mortgage.

    Think it's section 2.4 in the T&Cs
