Where do I stand - Incorrect Mortgage Documents

Hi there, would like to gather opinion from the Forum.

I was recently sent mortgage doc for the rate matcher mortgage offered by HSBC, I duely signed and returned these - there was no arrangement fee. So I went for it, due to begin next month.

Then HSBC call me to say that the documents were wrong, and they are now invalid, despite me having several copies at home, and having signed and sent it back.

They said it was an error and apologised, and I now have to pay £500, with new documents in the post.

Any opinions on where I stand here.....

Seems they can just do what they want!

You knew there was a fee so you can't claim ignorance and it's a geniune error.
£500 arrangement fee is low so i don't see the problem.

they will probably say - no arrangement fee, no loan.

It may have been a different story if it was after it had completed but seeing as you have not - andy is correct.

Hang on a mo, you state that there was no arrangement fee in the original offer?

I would say that they should honour this. Check the original KFI (mortgage quote) and the offer and then refer back to the person who dealt with your application. This will be easier if this was done face to face in a branch. As Andy does say though, the £500 is very low by comparison and if it was noted then you won't have an awful lot of choice. Time is not on your side either by the looks of it, so if you were to go elsewhere you may find the fees/interest rates even higher.
