    I have recently done up my house and I have to say that the value didn't go up - but the saleability sure did. We got an offer and the sale went through very quickly as it was a cash buyer. We also compromised on price.

    Our house stood out from the rest as we 'Selling Houses'ed' it. It really made a difference.

    I think that if you have no easy parking, putting off road parking will give you an edge. Don't make too complicated a job of it. Just taking down the wall and putting down a layer of gravel will give people the idea of it being a double off road parking space. Do it yourself and if it is a brick wall use the bricks to make an edging between the pavement and the front garden. Wait and see if anyone raises the question of the dropped kerb before spending money and getting into planning.

    My sil did something similar to this.

    If you take grass away and get dropped kerbs be careful of flood water. I'd leave it for one year and watch where water goes on your road when we get flash flooding orblocked drains. Assess if a dropped kerb and more tarmac/paving might cause a problem for you.

    I just want an open plan kitchen/living area, doors into a neat conservatory with doors into a small, maintenance free back garden area that is south-facing and not overlooked.

    Probably 2 bedrooms, just because 1s are harder to find. Separate/detached, good-sized garage with driveway for 2-3 cars.

    Multi-fuel burner, gas central heating, double glazing.

    Sorted.

    Things that are worth doing (well) IMHO:

    Loft extensions
    Well stocked, mature garden
    Double/triple glazing
    Good boiler
    Other energy efficient measures.

    Things that are not only not worth doing but might actually put me off:

    Faux wood laminate flooring
    Decking (just not right for a country where it rains all the time. Lay a flipping patio!)
    Very fancy or fashionable light or bathroom fittings ( in 5 years time they will look dated)


    This is my personal opinion only based on what I've seen on my househunting travels. I am not an estate agent.

    I happen to like decking! It looks nice if done right and is comfy on your bare feet in the summer when you're out relaxing with a cold beer :beer: , unlike patios.

    the way things are going, a decent vegetable patch will add a lot more value than either decking or a patio, to a garden

    Early on in the days of decking, I read somewhere that they could be rat traps. Rats could easily find them great places to live in/under.

    That put me off!

    Well, it is certainly a bloody snail and slug hotel. angry-smiley-030.gif Lovely, damp and shady by the day, short slime trail to the plants - my veg plants - at night.

    I still have issues with the people who put down decking in my last house, the stress they caused me when it came to dealing with slugs and snails is still haunting me now
