transfer of property

Hello,

My father would like to transfer his property to mine and my brothers name.
I did hear that it wouldn't be tax efficient, since he could no longer live in the property rent free, that we would have to charge him a market rent, which we would then get taxed on. Has anyone heard of this? If this is right, would he be able to get housing benefit to pay to a relative?

Would it be more efficient to add our names to the deeds. If he were to go into a care home in the future would his house have to be sold if our names were on there too?

What are the tax implications of owning 2 properties if you are self-employed?
