my landlord wont give me my deposit back help!!

  • Hi I work in lettings and I can not tell you how many times I’ve been told that a previous Landlord would not give tenants there deposits back!

    A landlord can only with old your deposit if you have damaged the property or it needs cleaning once you have left. He cannot with hold if it is general wear and tear.

    We do an inventory on all our properties. If, when the tenant has moved in, they want to change the property in any way we require written notice from them and we confirm everything is OK with the Landlord. If the Landlord agrees to the work, we then add this on to the inventory. We do all this so there is a paper trail and everyone’s back is covered incase there is a dispute at the end of the tenancy.

    You need to ask for a break down of all the cost to rectify the property and if you are not happy with this, you can ask to use your own contractor because at the end of the day that is your money! If you have no look - the best thing for you to do is seek legal advice.

    With regards to the six month tenancy a Landlord doesn't need to renew the tenancy, you move on to a different type of tenancy - statutory periodic. This means you are not tied in to the tenancy and can leave giving a Landlord one months notice.
