Your not the only one in this predicament. House near me bought to be developed, owners currently in rented, got planning permission, engaged builder.

Builder cleared gardens and pulled down detached garage, gutted internally. Owner can't find finance. House now empty shell.:(

Now second one on the road. First house was couple divorcing, both move out, he decides to do up and extend before sale, extension built but house still gutted. ex-wife worried that she won't see her share as prices have risen rapidly (2005-06), she slaps order on property protecting her rights. He can't raise more money against the property because of this order. Stalemate, house empty, guttering unfinished and leaking into house. Neighbours moaning about 3 year wilderness of front garden.Lose:lose.

No one is going to lend on the property in this market without any equity. A secured loan is a definite no go.

The ONLY option is to use income or use unsecured finance.

Try writing to property ladder, they might help out.
