Remortgage Choice

Hi Guys,
We are about to leave our fixed term agreement which was a lovely 4.78% and we have decided on 2 potential remortgage options and we aren't sure what to go for so any advice is much appreciated. We want to stay fixed term.
Option 1: Nationwide, our current lender, 5.95% 3yr fixed term. £599 fee but no hassle of solicitors, surveyors or credit check.
Option 2: Principality BS, local BS, 5.89%, 5yr fixed term, no fee and they cover costs of surveyor and solicitors, but there is the hassle of these plus credit check. No guarantee of acceptance.
So do we stick with Nationwide for another 3yrs because it's not a bad rate and we won't have any hassle or do we tie in for 5 years with Principality and have no fees but more hassle and it's not guaranteed?

Well if you have narrowed it to 2 choices and you are not applying for credit elsewhere, why not apply with principality and if accepted you have the choice for certain.
