    Adding a fee means not actually paying it out of your own pocket today.. although of course in long run.

    Paying upfront, then increasing debt to cover it , means if it falls thro' you have lost + you are out of pocket for those weeks anyway

    There are bags of products avaiable for securing before September. You still make me think you are undecided by your reply which is why I am not pointing any lenders at you at the moment.

    Give me some examples and I might not be undecided anymore ;)

    You need to work out what you want in terms of what type of product. How long you want the benefit of that product and then we would need to know all the details of your personal circumstances to even contemplating suggesting any list of lenders.

    I said that I am looking for a 5 year fix. I might be tempted with 3 yr fix as well. Fees look like not a huge problem on the mortgage of this size.
    I am asking to get an idea of the current situation. I will ask a mortgage adviser to help me with my decision, just want to hear what other people can thrwo in and give me some ideas whre I am at the moment. Thanks for your input so far, everyone.
