Remortgage required with no fees unless successful

Does anyone know of anyone who offers a remortgage service with no fees unless the application's genuinely succesful. I know most say that they'll tell you if you'll be succesful before they charge any fees but I'm finding that this is not strictly true (eg, Abbey & NatWest).

As my finances are quite complex I'm reluctant to pay fees for someone to tick boxes and say yes, but the underwriter will need to confirm etc..!

(£250k equity and wish to release up to £120k).

They should be able to say that an application is agreed in principle subject to confirmation of information on the application form and survey. So as long as they do this, there should be no reason for them to then decline the application.

There are however lenders that will not charge up front fees, or even lenders that allow you to add the fee to the loan - so in theroy if the mortgage does not go ahead they have no loan to add the fee on to.
