Best mortage rate for second home

I am currently thinking about buying another property in addition to my main residence. Could anyone please give me some advice on the best deal with regard to mortgage interest rates. My current property has no outstanding mortgage at all and the banks I have contacted have offered me a better deal in terms of re mortgaging my existing property in terms of waving fees than I would be offered if I went for a completely separate new mortgage. Can anyone tell me what are the best current deals in terms of both re mortgaging and new mortgages, also in terms of having a deposit and not having a deposit.
