Offset mortgage savings calculator?

Does anyone know where I might find a calculator that can work out my term and interest saving on a 25 year interest only offset (savings only) mortgage where I:-

a) start with £3,000 savings offsetting
b) add £374 per month to my savings each month until the mortgage is paid off (and do not withdraw from this)
and
c) increase my mortgage payment by 3% at the end of each year

I can find plenty of calculators which allow you to calculate the impact of a set overpayment, but none that allow you to calculate an annual incremental increase to your payment. Natwest allow me to do the savings bit, but not the 3% bit.

Any ideas would be much appreciated...
