2yr fixed - YBS

I've had a stonking 2yr mortgage with YBS at around 3.2% :-) but that was the real low point of rates, and my mortgage fixed term is up at the end of the month.
I should have sorted sooner, but
YBS have offered a stepped fixed rate 3.99% 1yr, 4.69% 1yr (stating this is only available & designed for existing customers coming off the very low rates... sounds fair enough).
They also have a 4.34% for 2 years straight
None have any overhanging redemptions, both have a 690 fee which seems steep but probably isn't.
Both seem competitive, not quite the lowest, but only around .1% off
Also have a 4.49 until 2010, not sure of committing to 5 years though.
I'm going to work through the details, but these seem decent, and probably much easier/quicker to stay with existing lender (I may save from having to pay an extra months SVR for example)....

Maybe, only you can do the sums on the size of mortgage,but as another choice Bank of Ireland have 4.55% fixed 2 or 3 yrs Fee free & this broker offers rebate!

As pointed out by Hobo the size of your mortgage is an important factor as the larger the mortgage the less impact the £690 fee will have.
