            It might be worth seeing if your local council homeless/housing options department run a private rented scheme. Check what the LHA rates are and if they add up (i.e. the max LHA is more or the same as the rent you are wanting to charge) it may be worth seeing if you can rent it out via them. These schemes usually act as guarantors so you would be likely guaranteed long term tenants with the risks slightly reduced by having a council guarantor and knowing that they don't let any old tenant utilise the scheme."I've fallen down a hole" - said in best Monty Python voice-over.0

I Have my own place for last 10 years (not in ipswich) but partner has to travel too far each day to Ipswich. So i may rent out mine and live in Ipswich
