remortgage help

hi all im looking for some advice as to the best remortgage option available i have spent the last few days searching the web but things are not looking bright!! my current mortgage with halifax ends on the 30th july at which point my repayments (on a mortgage of £171000 over 35 years currently at interest rate 4.73) of £838 will jump to 7% intestest and therefore im looking at an additional £200+ per month ouch!! i have already contacted halifax but the best interest rate they could offer was 6.39 3 year or 5 year fixed tracker rates were even higher which still seems very high.
i have read through these forums for some help and the hsbc lifetime tracker and also egg sounded great but it appears they will only give you 90% of the price you paid not the current value of the property is this right?? if so i will not be able to get it as i originaly toook out a 98% mortgage and still have £165800 remaining!!
so to sum things up i need to find a good offer that allows for higher lending or works off current property which is somewhere between 185000-200000.
any advice would be appriciated
thsanks
