    The forms come in triplicate, in different colors - one for the LL, one for the tenant and one for the LA, if there is one. I'm not sure how it works but I'd assume that the tenant should return a valid certificate when they move out? I know that you're supposed to be given one on moving in to a flat.

    Ahhh! I have only received my LL copy in the past as it was done via the LA.

    So, if the previous tenant doesn't give it back ... the "I lost it" or "the dog ate it" thing ... would a photocopy be sufficient for the new tenants providing the dates are still current?

    Being new to this LL lark I don't want to get myself in a pickle!

    They crystal colour change ones are about £10 in Homebase too, but I noticed them at £5 in Tesco..

    The audible ones are the best type - if you're asleep (or are becoming drowsy from carbon monoxide fumes) you wouldn't notice the colour changing on the other type.

    If you have problems with the gas safety checks always contact the HSE (health & safety exec) who can prosecute the LL for failure to comply with regs. Also ring the Tenancy Relations Officer/Private Tenancies Officer in the Housing Dept at the local Council and they will liaise with the Environmental Health dept.

    As a LL and now that I know the certificate comes in triplicate I would certainly be querying why you did not receive your part of the certificate. Perhaps you could ask the LL to provide a photocopy of his to compare to your photocopy?

    Obviously your LL can't give you his certificate but you could compare the two to see if it they are the same or some alteration has occured?

    No worries! :)

    I didn't want a photocopy of any of the (3) sheets, I wanted my hard copy of the tenants sheet, so God knows why the agents have sent me a photocopy :confused: I specifically asked for my copy not a copy!

    Makes me wonder just !!!!!! is going on.

    I have to admit though, I did tell him a white lie. When he said he distinctly remembered coming on the 3rd Jan, I asked him if he had a key to the house, because we were away from the 31st Dec - 4th Jan ;)

    That's when he said he must have noted down the wrong date :rolleyes:

    I also said to him that the last 8 times he has been here and done the check, he has left my copy with me. He didn't have an answer for that.

    Lets see if he comes to do the check next week and see what he has to say.

    My old LL had a pack that contained the gas cert, a list of paint colours the rooms were decorated in, utility co's with phone numbers and meter no's plus the key to the gas box for reading it and a radiator key - apart from being very useful it came with the property so was left there when I left (with each new years gas cert added in).

    If your worried about keeping the gas cert copy put it on the inventory list

    I agree, we have a battery operated carbon monoxide detector as we had heard the others weren't as good and I think money saving here shouldn't be an issue really.

    I know that it is quite a while ago and I don't really like scaremongering but twelve years ago my friends cousin was living in a rented flat and died from carbon monoxide poisoning in her sleep because the landlord had not had the fires checked, she was only 19/20.

    The GSC certificate comes in triplicate one copy for the tenant one for the LL and one for the tester. Basically this guy has falsified the tests for the hob and fire and shouldn't be allowed to be carrying out gas work.I would just report him to the HSE with the information you have.

    If the test was done whilst the property was empty then it would be normal for the LL/LA to have the tenants copy.
    Under normal circumstances I would see no problem with a copy if the original had been lost , but in these circumstances something fishy is going on, if he is so confident that he did all the tests, then why is he coming out to do them again, sounds more like he has been caught with his pants down.
    Why plumbers cheat on GSCs is beyond me most charge £60-70 for an hours work, surely thats enough, but surely it's not enough to lose your livelyhood for.

    Report this to the HSE they will take it seriously I assure you.

    Because anything could have been changed on one or more of the original sheets and then photo copied.

    Tippex, different coloured inks, a difference in pressure of writing applied to the paper etc etc wouldn't be seen easily on a photo copy would it. :cool:

    Also, tenants shouldn't get a photo copy, they should receive their own hard copy.
