Please can someone help regarding Kensington

Our mortgage from Kensington is on a fixed rate and it runs out in May.

My husband is a sub-contracted joiner for the past three months and this is going to make it inpossible.

Our fixed rate was 6.45%
We will now be on kensington Standard varable rate ( can anyone tell me what this is) plus 1.10%.

They wont yet tell me how high our payments will be and i am really scared now.

We have mortgage outstanding of 79500 the house was valued last week for Accord who have now backed out and is worth £115,000.

We also have a secured loan which would cost 10000 to redeem.

We have a joint salary of 45000 (minimum)

As my dh is with cis he receives dockets every week which tell him how much he has been taxed and how much tax he has paid.

Does anyone know how i can work out Kensingtons SVR as i cant find it.
Thanks in advance.

  • why don't you consider re-mortage with them or someone else?

Hi we have tried and thought we had managed with Accord but they refused.
As my dh is now self-employed we would need someone who is willing to do a sepf-cert and are not sure if this is possible at the moment but i would appreciate if anyone has any ideas.

You should be able to re-mortgage to another lender if you have clean credit and that valuation stacks up. I would suggest you speak to a broker to look at the way forward.

Hi sorry should have mentioned we have had previous credit problems and we missed a mortage payment last July which we paid back an extra hundred pound per month until cleared.

My husband was in employement with employer but was made redundant and decided to go self-employed the money is better but its not great timing.

We have being going through charcol but are not sure they will be able to find us anything now Accord has refused as they pulled their deal as we applied and i do not think they were going to give us it anyway.

What sort of other problems? Do you know the number of Defaults / CCJs you have had and when?

Hi the 2 defaults were all around 3 years ago and dh had one ccj which was cleared 6 years ago.
The missed mortgage payment seems to be the problem for lenders even though we cleared it quite qucikly.

I can still think of at least two lenders that should be able to help, maybe more.

I would ask about and see if any of your friends or family can recommend a broker to you. Make sure they are whole of market though as the lenders you will need are niche.
