Mortage Arrears - And not told!

Can anyone out there advise on mortgages. My mother was 6 months in arrears with her mortgage due to unemployment. She managed to get up to date with her payments by cashing in various policies and thought that was the end of it. That was last year.

Yesterday, she asked Cheltenham and Gloucester if she could remortgage. They declined and advised that she has to the mortgage and keep up to date with payments for at least a year. She was advised that the monthly payments were not correct since March 2005. Upon querying this further, she was informed that her mortgage has risen by at least £50.00 since March '05.

So, yet again my mother is in arrears. She has paid her correct monthly payments on time since catching up with the arrears from last year thinking that every thing is ok. Cheltenham & Gloucester did not advise her that these mortgage payments were to rise and have never informed her that she is in arrears again.

Obviously the mistake and incompetance of C&G has now affected her credit rating. Can anyone advise what to do?

If your mother is paying by direct debit would the payements not have gone out automatically - you could put that to C&G

Every month my dad physically goes into a Cheltenham & Gloucester bank and pays the mortage over the counter. he has not set up a direct debit because of problems in the past when payments were not taken.
  • Is this a case of letter lost in the post and the counter staff just taking the payment that was offered

Of course counter staff just accept the payment offered. It's none of their business how much you choose to pay, or when - that's your responsibility, not theirs, IMHO.

If its just a case of a letter going missing, then you can't really blame them for this. At the end of the day, they are only asking for the money that is owed to them. If they have charged/penalised you for late/insufficient payments, then you might try to get those taken off. But you will want to appeal to their good nature to get those written off.
