Self-build mortgage? Help

    I would usually use Skipton for self build due to thier flexibility in this sector of the market. They lend on land (advance stage payments) rather than most who do arrears stage payments. Thier re-inspection fees are only £40 at each stage too, some lenders charge £100+.

    Buildstore seem to be actively promoting thier service at the moment - I have had an unusually large number of emails from them the last few weeks, advising of new products available up to 95% LTV (I think this is actually a Skipton Product). Buildstore are in esscence just a Self Build packager, but worth comparing them with the deals available direct.

    The equity is the main thing at the moment as said earlier - planning, building regs, solicitor, loan arrangement fees, architect etc can soon add up to 10k

    if your credit rating is good then i think up to 95% ltv is available but 75% is more common

    May be a fairly large number in relation to new homes built per year, but when you are talking about total number of mortgages taken out per year (which is what I was implying) it is less than 1% of the market. (CML report just over 1 million mortgages taken out in 2007 for house purchase, never mind remortgages!)

    I did one through them 2 years ago. they were superb, excellent advice and very efficient. They also opened accounts at Jewson and Build Center for us too with good discounts. Well worth a try.
