Well you still have a mortgage with Mortgage Express, it is just that it has gone onto their standard rate. Just ask them what if any deals they are willing to offer you. There is no need to tell them that the mortgage has been declined, as they have already lent you the money they wouldn't be underwriting the deal again, just changing the rate.0

The property was my fil. He died, and to settle the estate and sort out his dependants, re-financing it seemed to be the easiest option
. I think we bought it 5 years after he died. It was a right awful state when we finally bought it but having it sit there accuing unpaid ground rent didn't make sense. :j I hope my comment helps :T0 -

Just watched this http://news.bbc.co.uk/1/hi/england/7359130.stm and - YES - our flat's in Bham!
What I think I will do is ring ME and see if they can offer us anything. I think I have calmed down now, so might let the other mortgage company off (CHL mortgages by the way). If ME can't offer us anything, then I think we might just let it stay on the SVR for now and hope for the best:D . We were trying to borrow an extra £5 on what we owe, to cover us for voids and rewiring the flat when it next becomes empty (pointers that were not mentioned in the val report by the way). Oh well.
