Sample lodger agreement wanted

A friend is going to take in a lodger. All facilities will be shared and he is aware of the tax position. What he wants to do is to give the lodger a written agreement setting out details of occupation, rent, notice, etc, so everything is above board.

Does anyone have a sample lodger agreement that he could have a look at?

    I had the same thing when i had a lodger.
    Go into Colemans and there are som pre written out contract certificates, i'm not sure how much they are but i think they were a couple of quid

    This may no longer be relevant, but after some ressearch using sample agreements and reading through the big word SAMPLE printed over them, I drafted my own. I think it covers all relevant bases.

    Here it is in case it helps anyone:

    HOUSE SHARE AGREEMENT
    Between XX XX(resident homeowner) and XX XX (tenant), at ADDRESS.
    The agreement is for rental of bedroom two, with exclusive use of that room, and share of all other facilities including the garden, except bedroom one and the garage.
    Rental is £XXX per calendar month, payable on the X of each month, to include council tax, water, gas, and elecricity bills. Should the bills increase dramatically as a result of the shared occupancy, a rental review will take place in discussion with the tenant.
    The tenant is responsible for the cost of phone calls made, their food and toiletries.
    The homeowner and tenant shall be jointly liable for the cost of shared items such as washing-up liquid and toilet paper.
    The homeowner is responsible for the cost of cleaning products, any maintenance, the phone line, TV licence, and payment of all bills included in the rent, as well as insurance of the house and contents.
    Any item of particular value should be insured separately by the tenant. Accidental damage is not included on the current policy.
    A deposit of £XXX is payable, and will be refunded at the end of the agreement, less money for any damage, not including general wear and tear. The deposit is not in lieu of the last month’s rent, which must be paid as usual after notice is given.
    The tenant shall not make any physical alterations to the room or house, and shall not cut extra sets of keys without the permission of the homeowner.
    The tenant and homeowner are equally responsible for cleaning of shared areas, and solely responsible for their respective bedrooms. The homeowner is solely responsible for garden maintenance.
    Notice to quit of one month must be given by either party.
