Help with remortgage

Hi,
My current fixed rate deal is due to end on 30thJune this year, the current interest rate is 5.89% I have been paying for almost 3 years now. I contacted my existing lender to see what they could offer and they initially said 5.59% with a £699 fee. I called London and Country who came back saying they could not do any better than this. I called up my existing lender to take up their offer to be advised that it was now 5.99% with £999 fee!! :mad: Again called L&C who said can only find match so with exit fee etc no good.
Called HSBC about their rate matcher and they said they can't match as current rate above 5.83% but they could offer 5.83 % with fee of £499. However as I live in Scotland, I have to pay solicitor to act on their and my behalf to draw up exit papers, enquiry fee with existing lender and land registry and bankruptcy searches
. They offer £400 towards this that you have to claim back after paying for it.
Does anyone know how much I would expect to pay a solictor for all of this? Is it worth switching the mortgage? Need to pay current lender £225 exit fee too. Just wanted a better deal and also a bit annoyed with current lender as they didn't advise I may not get this rate when calling back.
Any advice would be greatly appreciated.
