redstone mortgages beware

Dear All

This matter is complicated but my experience with this company is so frustrating that others take note. It all started when i had to cancel my direct debit due to my payday changing and unfortunately the payment dates set for redstone by direct debit are on the 1st or 15th of every month. I have told them that i can make cash payments on or around the 20th and they noted this.
After 3 payments by cash all was fine until recently when they said they i was in arrears by two months. As usual i phoned them explaining how can this be because after every cash payment, i made a call and the payment was allocated to the account.But to my surprise the payment was took off six days later and consequentially i get a solicitors letter for repossesion.

I contacted them again after making the most recent payment and they said i was still in arrears by one month even though i had the reciepts in my hand when i called. They adviced me to talk to the bank,which i did and they said it has been paid and because it was cash the payment was instant and therefore i should take it up with them. In the meantime fee's and charges are being added to my account.I have to now forward the receipts further more causing expense and stress. I will send them copies not the original because i don't trust them.They couldn.t give me an explination why it was taken off the account and one of the telephonist was so rude they hung up because i was right in what i was saying. I was assured by the bank where i paid in cash that on their computer the payment had been paid. Why was it taken off my account? The answer was we are having problems with the payment department and i was one case of many! I replied "well thats the answer then, the problem is at redstone. But yet i have to phone them on a 0870 number and use stamps to produce my reciepts. Do i have a reason to complain to FSA?
End of the day i kept Redstone informed of my situation and stuck to my word and yet they're so eager in repossesing my property when i have done nothing wrong apart from a late payment which they know was going to happen. Really i think it is bad buissness practice and incompetence. What do you think?

    You should stick to direct debit and you need to ensure there is enough money in your account. You were asking for trouble when doing this cash transaction as you are late. You are paying in on the 20th instead of the 1st or 15th latest.

    I dont think you will get anywhere with this with the FSA.

    And not just that, you are damaging your credit record (have damaged) and this will bite you in the right royals when due to remortgage.

    Move your mortgage elsewhere if possible.. these people sound like the worst sort of sharks. They are obviously trying to baffle you with b******t and the extra charges and phone calls all go to their bottom line. Companies like this rely on you getting into trouble and then making money by re-possessing, with all the attendant charges. Try to keep exact notes of when and where you pay all monies, with dates. And don't let them bully you, which is what they seem to be trying to do.

  • Its a late payment not a missed payment and they verbally said it's no problem and i have done research on the consumer advice guide and i'm not the only one. It appears monies go missing regulary and people have lodged complaints with the FSA! uk007 so why should it not stand a chance they have knowingly withdrawn the cash payment allocated to my account on purpose..
  • Well, after many phone calls at 0845 rate i finally got some sense out of Redstone and i am now in front with my payments. It was hard work to prove i paid them and i think FSA did make some kind of note on them but suggested to hold on and complain to Redstone first.

    You see really i only made a late payment and i informed them about this prior. They are really keen on repossion. I have learned one thing though do some research on your lender it could save you some hassle,oh and if your having payments going missing i suggest you get a call recorder software program so when they say like i my case "yeah your payments been allocated" and then four days later it hasn't or been taken off,you really have got the best evidence ever..
  • Glad you got that sorted, a real hassle. I know the advice is to always pay by DD but where's the flexibility in the system?

    And why on earth will a lender not be able to adjust DD collection outside 2 fixed dates??? Proper banks and companies do.

    IMHO, it's a moneymaking tactic!
