Angie12 I will post this for you. But I have a nasty cold so unable to answer myself tonight as going to bed now that the night nurse has kicked in.

Thank you very much UK007. It took me ages to type my message, but at least I didn't "lose it" Like I did after spending hours typing a message and a very long SARS (Is that right?):o

It's taken some time for me to work up the courage to post my problems on here. Especially, knowing when it came to pressing the 'submit' button - there would be no going back. Terrifying!
    Thanks again

Angie, it seems to me that the mortgage it's self would be affordable if it were your only outgoing, but unfortunately it's not.

Have you tried the Consumer Credit Counselling Service www.cccs.co.uk pr PAYPLAN http://www.payplan.com/ ? While your debts are nowhere near the norm compared to the majority of the population, the problem is it sounds like it's a big chunk of your income due to your situation.

The above may be able to negotiate affordable payments for you.

Selling your home and renting it back would be a bad move, but selling it, renting eslewhere and then looking to buy a house for cash as auction, then being mortgage free, might be an option, but could your health stand the stress?
I am a Mortgage Consultant and don't like to be told what I can and can't put in a signature so long as it's legal and truthful.
