Ahh, Bristol & West...is there any merit in approaching a local lender being in Swindon so off the top of my head

An experienced broker will know how to maximise your credit score which is the key start point. I think there are several lenders out there who you might be sucessful with.

It could - but you would need to look at that carefully, due to the potential tax implications for the guarantor

Out of curiosity - what are the potential tax implications? As a guarantor you are not named on the title deeds so there are no Capital Gains Tax implications, or am I missing something?

As a guarantor you may well be named on the deeds - not all guarantor mortgages work in the same way.

Therefore CGT may well come into play as well as IHT

Oh!! Do you know which companies add a guarantor to the deeds, from your experience?
