how much deposit to put down

I am buying a house for 129000. i can put down 40% deposit. I am planning to put down 25% and keep the rest in the isa as fall back.
i still have the option of making an over payment.

does 5.74% borrowing 97500 with a 25% deposit for a 3 year fix with halifax fast track £800 arrangement fee seem like a decent deal

    I would put as much deposit as you can. I think it works out better in the long run to have a smaller mortgage than a few £100's of interest in savings.

    as you can get 6.5% isa with barclays it would be a good idea to have an
    emergency fund of up to 6 months income if employed and 9/12 months if self employed is ISA,s of offset again your mortgage (if you have an offset mortgage ) just in case !
    as you would earn more interest in the isa than you pay in mortgage interest
    just pay 25% and save for the future.
    If you can afford to then overpay by standing order each month if allowed .

    sorry little confusing what i have just said
    save into ISA,s as tax free and good rate
    or put money into offset account if you take out an offset mortgage.
    overpay or save into offset and therefore clear mortgage quicker !
