Getting a mortgage with a bad credit rating

Hi there i need your advice, i have a credit rating of about 280 on equifax this is due to 2 things.. the electoral roll not showing that i have been on there for the last 6 years and that i had a bad 3 months at the start of 2004.
I have had a mortgage since then but sold my house in 2005 and did not purchase another one.
I am now wanting to buy a property but with my rating so low i dont think i will get one.
my wife has just started a business a year or so ago, so does not have much to add to the equation.
what is my best option?

Do you want 95% or what?0

As Conrad says it will depend on what you require.
If it's 75% and you dont have any defaults of ccjs then it's likely you can still get a high street deal, if it's 90 or 95% then you will possibly have restricted options.0 -
no probably 90% and i do have 2 defaults that were settled in 20040

The business that your wife has set up, was she doing something similar employed previously?
Also how much were the defaults for?

I can never understand why people don't get their names on the Electoral roll. It's one of the first things you should do, even if you rent.0

I have never physically done it, it happens automatically when you pay council tax as far as I can work out so I am not sure how people do not get on there unless they are a lodger maybe.
Anyway, after trying to squat that damn fly crawling over my screen, I will await answer from the OP.I am a Mortgage AdviserYou should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it.
