I know the most sensible option would be to sell and clear everything but for reasons too personal (and quite frankly dull) to share here, keeping her in the house is top priority, if we can.

Debt is all about the ability to service, you could owe 200k on a 100k house but if you earnt 60k a year, it would be affordable.
The fact that it has become unservicable is when it becomes a problem.
