    And even then its way, way out. A neighbours property recently sold for £265k, this is shown on the site. My home is the next size down and its been valued by Zoopla at £279k, about too much £45k by my estimate.

    yer same here the site is WAY OUT on estimate of my home, the next doors sold in dec for 30k more then estimated on the web site

    I bought my house Jan 2007 for £115,000. Its valued at just under £3000 more. I'd take that. Not that I'm selling it though.

    I checked out Zoopla estimates for two local properties, actually for sale ...

    £311,568 and on the market at £344,950
    £276,756 and on the market at £329,950

    tend to believe Zoopla !

    FYI these properties are in Berkshire - the local EAs haven't got a clue.

    IMHO anyone paying these asking prices would face serious negative equity from day one of moving in!

    It's going to be a blood bath out there. I have to smile when these so called optimistic (sorry vested interest) experts are rolled out in front of us on TV bleating on about the property market being safe - saw one on Newsnight the other day predicting a modest 4% decline this year and stating that prices were still going up in places.

    Only in this country - which has the most deep rooted and corrupt property industry - could this happen.

    I'm sorry to say this - but I have zero sympathy for many folks going to be caught out by this - they lapped up the hype promoted by the banks, building societys and countless TV property programs.

    Furthermore here in Berkshire we have local developers struggling to offload newly built flats and even new developments for yet more flats starting up - are these developers blind!
  • This calculator gives results almost exactly the same as the Nationwide's house price calculator which allows you to enter actual prices and dates (in quarters) back to 1973.
    eg. You might know a house in the south east cost 200k in the 3rd quarter of last year, you can find out how much it would be worth now or historically back to 1974.
    £10,000 !
