Remortgaging an option?

Basically i want to remortgage £40,000 against my house.

house value: £125,000
mortgage left to pay: £80,000

So want to lend £40-45k, i want to pay it back in 10years, at somewhere along £5,000 per annum.

Just wondered whats the best rate i can get. i know things have been moving fast atm, so a rough guide would be good. Thanks

    I'm afraid that it is unlikely that any mainstream bank or building society will let you borrow 100% of your home value at the current time.
