Charges on property and Halifax

Hi, Hope anybody out there can advise.. The mortgage is in my partners name who has had a stroke a number of years ago.. at this moment we owe £34,000 of a property currently worth £140,000. We are currently in arrears of about £5,000 and due to various problems when she first became ill have 2 charges on the property totalling £14,000. We are with the Halifax on a variable mortgage which goes up every month. I was advised to change mortgage companies but was worried because the Halifax have never really threatened us with repossession they would get nasty.. we was looking to get a secured loan but told we had to cover the £14000 charged on the house.. Do you think we would have a problem changing mortgage companies and also do any companies do secured loans on property that has a charge on and not take them into account.. Thank you

    Recent arrears are going to make it difficult to get a decent rate on a mortgage from elsewhere.

    Lots of companies (just watch TV adverts to find them) will do secured loans with other charges on your property; whether this is advisable or not is a different matter. Remember any charge holder can apply for repossession if you fall behind with repayments.
