You should rent with your girlfriend and start your job. This will allow you to:
1. See if the job is for you / if you are suitable for the job. There's no point getting a mortgage that you hope to pay in a few months time if it turns out the job isn't to your liking - how will you pay the mortgage then? Yes, it's guaranteed by a guarantor, but I doubt they'll want to pay forever.
2. See if you get on living with your girlfriend. A property purchase with another half is a big step. If it goes wrong, who owns the property, given that her Dad will be financing it to begin with.
Again, keep your ear to the ground and search around these forums and the internet - there is lots of talk about the current financial and housing climate, which would indicate that unless you're super desperate to buy, now isn't the time. Coupled with the other reasons I've stated above, I think you are best to finish your degree, start your job, see how you get on living, and then re-assess the situation.
Remember, there is more than one house that you'll like and want to buy in life.

How on earth do you know that the OP has not been living with his girlfriend in rented up until now?
People (in real life not on here) have told me I should "test the water" before buying with my partner as they make assumptions due to my age (23), presuming we live with parents.
I moved out at 17, houseshared for the first part of my studying, and have been living with my partner for last 3 years (PhD) and we have been together for 7 years, so I think we are well used to each other by now!0 -

Hey everyone it's the OP here (never heard the word OP before but i guess im the OP of this forum) thanks for your comments....we'll i've been renting with my girlfriend for the past 4 years in Uni hence why i think renting is dead money and dont want to do it any more...but then on the other hand if i set up a mortgage now i guess the interest will be so much i wouldnt be paying much off the actual mortgage itself and maybe i should rent?!?! in regards to the job its for a massive defence company and a 4 year graduate scheme so theres no need to worry there as its pretty secure and i know i'l enjoy it......say if i offered £130k for a £150k considering my good situation and they accepted, surely the market wouldnt drop that much but maybe i should wait till this "worrying" market situation slows down....bit of a nightmare...seems i'll be able to get a mortgage no hassle but bit risky with current market.....the banks mortgage calculators have offered me £200k but the monthly repayments are massive...dont they say mortgae payments should be 1/3 of joint salary???0

I can't believe your for real. Don't take it the wrong way. You haven't started work yet. The market is crashing. And you want to live of the parents to pay your mortgage basically.
What about living costs etc.
Renting is not dead money, paying interest to the bank is An interest only mortgage for £1000 a month over 25 years work it out. £300,000. What sort of dead money is this.
A house is a roof over your head, nothing more or less.
Do not start your life in poverty because you are desperate to get on the mythical property ladder created by the greedy banks and estate agents.0 -
lol it just seems a waste of money paying rent which in the end pays the landlords mortgage...i'd never get an interest only mortgage but i think someone above said why pay for a mortgage now as the mortgage monthly payments i'l be paying at the start will be mostly interest with little knocking off the mortgage amount and it wasnt worth it....all a bit mad but i h8 renting and 4 years of it makes me wana get a house....why rent and live in somewhere i cant even nail a hole in the wall to hang a picture on...what am i suppose to do on my weekend??? ...i need a rubbish house to get my hands stuck into!!!!0
