self-build mortgages

anyone went through build store? We are currently going through the process and our mortgage will be actualy through Amber homeloans - anyone used them? To be truthful I don't want to hear too many bad things as its too late in the process to pull out now - but I'm asking anyway!

    There was a similar query quite recently with quite a lot replies on it. Can't find it on the search facility but if you go back 4 or 5 pages on this or the homes thread I'm sure you'll come across it.

    Amber Homeloans are a sub prime lender. In other words they lend to people with credit records that are not 100% perfect. Saying that though, their rates are very competative and not too different to other lenders.

    I have registered with buildstore as I am looking for land, but everything is very overpriced. By the time you have built your house you end up with something thats cost more than if you had bought the equivalent a few metres away.

    Our credit rating is 100% perfect - but they advised us to use amber as we needed a company that had self-cert mortgages - nothing dodgy - my husband sell cars and works on a commission basis. We got an excellant site - almost 2 acres for £42500 - the farmer selling needed a quick no hassle sale as his daughter is getting married next month!

    Have you considered selling half of it on and using the proceeds to fund your build?

    Have you got spoken to the local planning officer, or got outline planning permission for your plot? Otherwise you might only have somewhere for weekend bbq's.

    yes of course we have outline planning!! Otherwise it wouldn't be a site - just a big field! And yes funky gibbons we did consider selling half - we could probably sell half for approx £60K but I will have horses and so am turning some land into an outdoor school and stables.
