My credit rating is fine . My mortgage is with Kensington . Property worth £82000. Thanks for your help and advice.

I'd go and see an advisor - as G-G says, Kensington are sub prime which suggests a problem with your credit rating when you applied for the mortgage. Don't want to pry - maybe it was a problem with your ex's credit rating - but think you should go and get some advice to see where you can go for a remortgage. Good luck.

I have not overstretched myself !!!! . My situation has changed dramatically due to divorce .I am well aware of how to manage a budget thankyou !!

    I pay 284.86
    rate 5.7% balance 4317.00 22 years left

Surely a typo. It should read £43,317?

If so, and with the quoted LTV, you shou ld be able to choose a decent re-mortgage.

Weirdly I read it as that anyway!

You can reserve some deals for 6 months (I think - things move so fast!!) so maybe you should see someone soon and see what you can get. I wouldn't think you'd pay much more than you are at the moment though you might have an arrangement fee to pay.

You might need to ensure that you are dis-associated with the ex- before his credit rating stops affecting you.

right, your on a rate of 5.7% now, you should have no problems re-mortgaging with another lender and get an interest the same as what you are paying now if not better.
    good luck !
http://moneyfacts.co.uk/mortgages/bestbuys/fixed-rate-mortgage-ne.aspx , as you can see the interest rates are all below what your paying now.
